SIGN INFORMATION:
Our community restrictions address the placement of unapproved signs by owners. Inspiration on Green Mountain and The Preserve are communities that are governed by Declaration of Protective Covenants that have been recorded and provided to each of the homeowners that purchased within the community. Part of the Covenants is a restriction for signage and remedies that can be taken by the Board. Reference Article IV section 3 and Article XIV Section 2 of the attached Declaration of Protective Covenants dated November 28, 2012.The recorded documents state the following:
Article IV Section 3. Signs. State that no sign of any kind shall be erected by an Owner or Occupant within the Community without the prior written consent of the Architectural Control Committee.
Article XIV Section 2. Self-Help. State in addition to any other remedies provided for herein, the Board or its duly authorized agent shall have the power to enter upon a Residence or any portion of a Lot or any other part of the Community to abate or remove, using such force as may be reasonably necessary, without limitation any erection, tree, shrubbery, landscaping, improvement, or thing or condition which violates this Declaration the By-Laws, the rules and regulations, the use restrictions, or the design guidelines.
On 8/24/17 the HOA Board met and clarified the above Articles.
Realtor Signs: There is a Community Standard sign that will be used for Inspiration and Preserve on Green Mountain. The standard template is posted on the HOA website. The size is 18 x 24. Current signs have been grandfathered in, but all future signs will need to use the Inspiration template. This will discontinue the need for any review by the Architectural Control Committee and/or review fees. The template allows for the display of a realtor’s company logo, contact information, and a picture.
Directional signs: The Board is in agreement that we want to cut down on the number of signs posted at the entrances each weekend. Therefore, for open home marketing, Woodland Homes will post a single sign at the various neighborhood entrances announcing an Open Home each weekend. Realtors who also have an open home may post directional signs within the neighborhood as long as they have approval by the homeowners to post directional signs on their lots. Other Signs: No other signs of any kind, such as promotional, advertising or political, are allowed in yards with the following two exceptions:
One security system sign is allowed per homeowner in a location in close proximity to the home foundation.
One week prior to an election a political sign may be erected, not to exceed 108 sq in but then must be removed in 24 hrs after the election.
