Welcome to the Community!
Our community has a Homeowners Association overseen by a Board of Directors. We are governed by a set of Bylaws which were set into place when the Association was incorporated and by Covenants and Restrictions which direct our basic community standards.   Please take some time to read through the
Covenants and Restrictions. Below you will find a list of Frequently Asked Questions.

1. What is a Homeowners Association?
A Homeowners Association is, generally, a neighborhood that is incorporated into a non-profit organization. This corporation holds and maintains all community property and also determines and oversees improvements to the community; monitors community funds; pays bills on behalf of the neighborhood for community property (public taxes, utility services, etc.); oversees and enforces the community’s Covenants and Restrictions; and determines future policy with regard to the community.


2. Why do we need one? or How does it benefit me?
A Homeowners Association helps to keep your property value higher by ensuring that the community meets a certain standard and is maintained according to those standards.


3. What are my yearly dues used for?
Monthly bills such as Lawn Maintenance, Water Bills for community property lawns, Repair services, Insurance on community property, and tax preparation services. Additionally, as property begins to show wear, the Association uses funds that have accumulated over time (our community savings) to have these things repaired or replaced.


4. I have a question or complaint, where do I address it to?

Report an HOA Violation or Problem" link on the homepage.  If you are not sure if your question or complaint is related to the Association, you are welcome to ask it, but it may be redirected to the more appropriate person who will be able to better address it. 


5. I own a lot within the Community, but I have not built my house yet and do not live in the Community; why have I received a bill for Homeowners Association Dues?
Association Membership is determined by property ownership, not by whether you live in the community. As a member, you have access to all community amenities and are responsible for any membership dues related to the amenities.
